Inspections

Repair, Resale & Buying Inspections

Repair inspections help homeowners understand the current condition of their roof after storms, leaks, or visible damage. These inspections focus on identifying issues that need immediate attention to prevent further damage or costly repairs. They provide clear documentation so homeowners know exactly what is going on with their roof.

Resale inspections are designed for homeowners who are preparing to sell their property. These inspections help identify potential roofing issues that could delay a sale, reduce offers, or cause problems during buyer negotiations. Knowing the roof’s condition ahead of time allows sellers to address issues or disclose them clearly before listing.

Buying inspections are for homebuyers who want confidence before closing on a property. These inspections evaluate the roof’s age, condition, and any existing damage so buyers understand what they are purchasing. This helps avoid surprises after move-in and supports better decision-making during the buying process.

Why You Might Need an Inspection

Buyer Reports

Real estate transactions require roof condition reports. These help buyers understand what they are purchasing.

Storm Damage

Hail or wind can damage shingles even if leaks are not visible. Inspections confirm whether insurance may apply.

Style Updates

Sometimes the roof no longer matches the home’s look. Figuring out your options helps you update curb apeal.

Leaks or Damage

Leaks or ceiling stains often come from roof problems. Inspections help property managers fix issues quickly.

If You Check Your Car After a Storm, You Should Check Your Roof Too

After a storm, most people instinctively check their car for dents or broken glass. Your roof takes the same beating, but unlike your car, you cannot easily see the damage from the ground. Even small hail or high winds can loosen shingles, crack seals, or weaken areas that later turn into leaks.

An inspection helps catch these problems early, before they become expensive or disruptive.

Many types of roof damage are not obvious right away. By the time a stain appears on the ceiling, the damage has usually been spreading for weeks or even months.

Getting your roof inspected after a storm is about protecting your home, not just fixing what is broken. That knowledge helps you make smart decisions, avoid surprises, and keep your home safe through Oklahoma’s unpredictable weather.

Are You A….

Homeowner

If you own and live in the home, you can schedule an inspection for any time that works for you. We just need access to the exterior and any interior areas showing signs of leaks.

Landlord

If the property is occupied, the inspection will need to be scheduled with the tenant present or with proper notice. If the home is vacant, we can inspect it at any time with your approval.

Real Estate Agent

If the home is listed or under contract, we coordinate the inspection around showings, inspections, or closing timelines. We can also provide documentation to support negotiations and disclosures.

Tenant

If you are renting, the inspection must be approved by the property owner or manager. Once approved, we can schedule a time that works for you to access the property.
